Rent Rates in Office Premises in Mladá Boleslav and the Influencing Factors

The diploma thesis is interested in current problems of rent in administrative buildings on the real estate market in Mladá Boleslav. The introductory part is devoted to defining what an immovable thing is and also explains the concept of an office building, then describes how the real estate market is divided. Following the theoretical part and the information obtained, a database of than thirty advertised offers of administrative premises was created. The diploma thesis deals with the identification of significant factors influencing the rent price. The resulting data is processed into tables, graphs and a rental price map is also created. At the end of the thesis, an evaluation of the detected data is performed. Keywords
A Price Map of Standard Rent of Commercial Spaces in Selected Areas of the City of Brno

The thesis is focused on the creation of price maps commercial real estate lease in the areas of Brno, in selected urban areas. It is divided into two parts: The theoretical section explains the basic concepts related to the thesis, which are: the types of commercial spaces, types of prices in the valuation, introduces us to the situation on the commercial real estate market and the importance of price charts and the methodology to create. The practical part focuses on the formation of price charts, discussed the issue at its orign, the possibility of creating and mapping. The result is a textual and graphical price map, which is the use of the real estate market and facilitates orientation in the prices of renting commercial property types: office, shop and warehouse.

The diploma thesis describes and maps the overall rental market in city Uherské Hradiště and is made up of text and graphs. First gives a general view of rental housing and then compares the amount of the rentals of apartments in various parts of the city and consider amendments to the lease. Collected data are divided into apartments for the 1 + 1 and 1 + kk (kitchen corner), 2 + 1 and 2 + kk, 3 + 1 and 3 + kk, 4 +1 and 4 + kk and larger. For each group creates a map of rents.

This thesis is focused on the analysis and comparison of rental apartments in Prostejov and all the factors that have the level of rents in the area of influence. The work presents textual and graphical part of a designated location according to the amount of rent in various parts of the city Prostejov flats of sizes 1 + 1, 1 + KK, 2 + 1, 2 + KK, 3 + 1, 3 + KK. These dispositions are examined and appreciation is shown in tables and graphs. The result is a calculation and comparison of individual dispositions rent flats and assess the factors that have influence on the price.

The aim of this work is to identify trends in prices building plots over the years, the price set by the price regulations is determined according to the legislation in force for the years, this legislation is detailed and chronologically sorted in the theoretical part of this thesis. The actual valuation of building plots is carried out since 1939 to the present in the practical part of this work. The award is made over the years to the identical construction site located in the town of Olomouc.

Analýza trhu nemovitostí ve zvolené oblasti

The bachelor thesis is divided into two parts. In the first part, I focus on theoretical knowledge, such as the specifics and typology of grounds, non-residential premises and housing units; the types of flat ownership, the influences on real estate prices, or the functioning of real estate offices. In the second part of the bachelor thesis, I apply the theoretical knowledge in practice. I focus the analysis of the real estate market in a selected area on a segment of blocks of flats in several locations of the town České Budějovice. Primarily, I describe the basic parameters of the town České Budějovice, regarding the selected matter on a general level. In the next steps, I turn my attention to selected areas, which are characterized in particular by bigger concentration of blocks of flats. From the obtained data I create price maps (with the help of GIS programme - Geodetic information system), which I then comment, explain and assess in the conclusion of my thesis.
